Tampa Roofing Scope Planner
Organize the condition and property facts that can change a roof inspection, repair or replacement scope before comparing written estimates.
Transparent method
How This Is Calculated
What it is: a scope-preparation score from 0 to 18 that organizes how many condition, material, access and jurisdiction details may need attention. It is not a price, contractor estimate, diagnosis, risk rating, insurance opinion or prediction that replacement is required.
Formula: decision type adds 1 to 4 points, known covering adds 0 to 3, active water entry adds 3, age knowledge adds 0 to 3, previous repair adds 2, access adds 0 to 2 and unknown jurisdiction adds 1. Totals of 0 to 4 are Focused, 5 to 9 are Detailed and 10 to 18 are Expanded. The weights only control checklist depth.
Sources: the categories follow the verification and project-information concerns published by the Florida DBPR Construction Industry Licensing Board, the City of Tampa roofing permit route and the Florida Building Code information system. These sources do not publish or endorse the planning weights.
Assumptions and limits: the model assumes each selected answer is accurate, holds property size and market price outside the calculation and ignores concealed condition, roof geometry, exact materials, product approvals, labor, disposal, insurance, permit fees and contractor availability. Only an inspection and written contractor scope can address those facts.
